    Auction Terms and Conditions: $25,000.00 Non Refundable downpayment due at close of auction with balance due upon delivery of deed and title policy. Closing to take place within 45 days of auction. Possession will be given upon harvest of 2021 crops. 2021 Farm proceeds will go to new owner. A staked survey will be provided with the cost split 50/50 between buyer and seller. Title search and title policy cost split 50/50 between buyer and seller. Seller will pay taxes due and payable in May 2021, buyer to assume taxes in November 2021 and thereafter. Sold subject to confirmation of seller. Not responsible for accidents.
